If you have just under 1000 sqm and it is still very flat at the end, you are very free in the planning. Basically, the decision must be made: bungalow or city villa? Climb stairs or build wide? That first, please. Then think about what space do we need? Four rooms, five? Should there be a multipurpose room or should the kitchen be separate from the living room? Do I need storage space? Then please make the bungalow roof 30 degrees and accessible by stairs. How should my house look? Plastered? Brick-clad? Or wooden facade? Everything is possible, not everything is the same price! So, now you have the roast surrounded. Now go for it with a roar. Find a good contractor suitable for the chosen construction method, and possibly one or two more. Then plan. The contractor will know the expected soil if he is regionally active, still he will want an expert opinion so that he can calculate the earthworks well. In the end, we only had two in the running who made us designs, one remained, whose design then went into fine-tuning and was finally built. What we wanted was already clear to us before the first meeting. Bungalow, solid, no ETICS, closed layout, four rooms, bathroom without tub, guest toilet, back door, walkable attic with internal stairs to it as a cellar replacement, all for under 200 all incl. delivered to the door with transfer and registration.
