-A bit mixed up here with the questions
Check the development plan to see if what you imagine is feasible.
-I assume the financing question including a rough house calculation has been clarified.
-if nothing is pressing, consult a geologist
-if something is pressing (time, other buyers, etc.) then buy now and then consult the geologist
-From the purchase on, start looking for a structural engineer, architect, or general contractor... gather ideas and discard them again...

Don’t start from the back, and also fill out questionnaires in the forum in due time if they are reasonably requested

Hello community,

it is indeed not always easy to adapt all the questions here to a higher level of knowledge.

But I will still try to classify them.

The questions regarding buildability and financing are largely clarified.

The questions I still have open are the following:

- House type (bungalow or town villa);
- Basement or without
- Building material (pumice or aerated concrete);
- Building services technology
- Heating (fossil or regenerative)
- controlled ventilation (central or decentralized)
- fireplace with water circuit or not
- photovoltaic and/or solar thermal
- smart home

It is already clear that, under certain conditions, you can have everything. But my question is different, what does a reasonable concept for house construction look like?

Only when I have an idea myself, then I will commission a BU or architect with it. That is my plan!

And if I can take away something sensible from our discussion here, practically firsthand, then I am grateful to you all.

House type. Bungalow
Heating Gas
Ventilation decentralized by means of window rebate ventilator and exhaust motor
Stone pumice Ytong brick does not matter
Technology keep it simple rugged reliable, so you save a lot of trouble
Fireplace and smarthome stupid stuff
Basement too expensive, better to make the floor walkable
Thermosolar is a must with gas, PI then is not worth it

If you do it like this you will get an inexpensive warm airy house. And you pay nothing for unnecessary trendy gadgets.

Type of house (bungalow or city villa);
decide yourself

- basement or no basement
decide yourself

- building material (lightweight concrete or aerated concrete);
doesn't matter

- heating (fossil or regenerative)
of course heat pump, but only if well planned. Read up yourself. Gas is easier to plan, initially cheaper (not necessarily) and somewhat more expensive to operate with today's energy prices.

- controlled ventilation (central or decentralized)
ventilation is comfort, never pays off. I don’t want to miss our controlled residential ventilation anymore. If then central, decentralized only in a few rooms.

- fireplace with water circuit or not
comfort, decide yourself. Not water-carrying. If you already have doubts, then omit completely.

- photovoltaics and/or solar thermal
photovoltaics almost always pay off. With gas try to replace compulsory solar thermal with controlled residential ventilation. ST hardly ever pays off, I would avoid it.

- smart home
decide and plan yourself. I love gadgets but left it out for the house, no time and pointless for the rest of the family.

- building services
what is still missing?


Even if you want to start quickly - take your time for loose planning with different parties and remain open to ideas.

There is no reasonable house concept. You have to find the one that suits you.

Take a look around here. All the discussions about Smart Home, building materials, KFW, everything is being debated. There has never been a wow this is it. everyone agrees.

In many cases, the budget also has a big say. So the question of KNX & co does not even arise.

2 full floors with gable roof
Solid wood
Ventilation/Heating/Hot water via an air-to-water heat pump (field trial system)
Passive house
therefore no underfloor heating, no solar

That is also consistent.
