we are well aware that the matter is far from settled.
But before an architect comes into play, I would like to get at least a somewhat clearer idea of the "dream house" myself. Hence the attempt here to get a bit smarter.
From Rosenweg, there is a public road down to the property boundary. From there on, it’s a private road, a parcel for communal use. Road width at least 3m.
The floor plan draft is just a thought, roughly outlining how the room layout or the house orientation on the plot could be.
The questions I’m asking myself in this context are as follows:
- due to the slope: build with or without a basement?
- where should the house best be placed on the plot?
and then about the house itself:
- pumice concrete or aerated concrete?
- building services: what really makes sense? Simple, cheap gas boiler or rather a heat pump with exhaust air heat recovery? Water-bearing fireplace? Photovoltaic and/or thermal solar system? Smart home?
We are not concerned about environmental aspects, nothing against “green” stuff, but rather about the economic efficiency of the project.

Unfortunately, there is no simple yes or no answer to your questions.
1. What you want or what your dream house must have.
Start with which rooms are needed, then
visit show homes, walk through every apartment with open eyes, what don’t you like about your apartment? For example, your dream XXL sofa doesn’t fit – then now is the time to plan.
Study floor plans, draw in your furniture.
Then go to the architect/ general contractor.
We want
an open kitchen with a half island,
the living room must fit a sofa with dimensions xyl,
a 5-meter ceiling-high bookshelf must be accommodated,
bedroom with or without a dressing room and so many meters of wardrobe space, etc.
So everything that is important to you, what sets you apart from others. He doesn’t need to know a bathroom 3x2 m with shower here, washbasin there, he can handle that.
2. The energy standard is also important. For example, my provider would be out because their KfW 55 is an absolute exception.
3. Basement
for you, it’s borderline which is cheaper.
I would really get an offer including all earthworks and disposal with and without the basement.
This includes the outdoor area as well.
It’s nice to get onto the terrace without steps and from there into the garden and to have small children within calling, sight, and hearing distance. Your lifestyle habits also play a role here.
4. Wall construction
if you don’t have a particular preference here, I would look for your preferred builder partner and use their standard material.
5. Building services
For many, a controlled residential ventilation system is a must.
You simply have fresh air at all times without opening windows. Odors in the WC and kitchen don’t spread as much, and the diaper pail doesn’t hit you in the face right away.
If you want a controlled residential ventilation system, it makes sense to have heat recovery.
Is gas available on the plot?
Photovoltaics, yes or no, that’s your decision.
Smart home, what does that include? How much do you want?
You can hang a smoke detector with an app function up to a KNX system with wind, sun, temperature measurement, room lighting, etc.
That partly really depends on your budget and personal preferences. Everyone has some smart home, those with KNX systems, I think, never even asked themselves the question, they are tech-affine, for them it was clear it’s coming into the house.
I would plan with a residential basement or even split-level.
The house in the northwest.
Plan the garage or carport relatively close to the street, even if that is the nice west side.
The north side behind the house is quite far from the street and the yard costs money.
Where exactly, I would leave to the suggestions of the general contractor/architect.
