Buy yourselves a cheap small existing property, that could be feasible for you around Bautzen. I also don’t really see new construction here.

We built comparatively cheaply and needed 270k for everything (really everything) excluding land, finished at the end of 2017.

With 200k nowadays you’ll get at most 100/110 sqm – probably not even that. Maybe you should consider adjusting this parameter.

Basically, the household income is totally fine for the region. But in combination with your age, the desire to have children, your spending behavior, low equity and [EL], and the underestimated new construction costs, it’s simply not manageable. There are also one or two banks that finance beyond retirement age, but as I said, the combination of all the above points is just sh**ty.

Do you only want to finance retirement entry? You can see every year what you get. Would you manage now if you have 2 children and have to pay off a house? Most would not. Look around at construction costs, read here, save as much as possible, and then one step at a time.
