No, these are my individual items in single tendering, alongside of course I have prices.

It's not a big deal to type it down now and besides, you will quickly notice whether this applies to you or not if you record each item yourself.

How you do it is relatively unimportant: before starting the house construction you should have the list in mind with the corresponding prices that you have determined yourself.

Better buy an existing property. How expensive would something be that you like?

What is your actual savings rate? According to the breakdown, it should be €1600. If you can maintain that until the planned children arrive in 4-5 years, that's quite good, but with children? How much payment do you dare to commit to if your wife works only half-time or not at all for 1-3 years (even without parental allowance)? How expensive is childcare?

Just get advice from a bank locally about what kind of mortgage they would offer you, and how high the repayment rate should be set.

The question should be: "What installment can I still finance for the remaining debt X upon retirement?" After all, all tenants also have the problem of having to continue paying rent upon retirement. And that works too. Why shouldn't a loan continue to be paid? It all depends on the amount and the monthly burden. This is also how most banks see it.
