Financing a detached house of 140m2 in Bavaria - Is it possible?

Hello everyone,
I have since received an offer from Danwood: €390,000 turnkey (without own contributions) for 168 m².

It may still be possible to cut some items – either through own contributions or unnecessary extras. Additionally, I am currently checking whether a KfW loan is an option.

Basically, I like the offer very much, especially since – as I have mentioned several times – I lack the necessary expertise.

An acquaintance already owns a DanWood house, so I know the quality and could easily get along with it.

Financially, the €390,000 would probably be manageable with KfW. According to DanWood, it takes about 18 months until handover anyway – during this time I could still save quite a bit. I will, of course, also consider additional construction costs with a buffer; to be on the safe side, I have set aside another 10%.

Maybe someone can support me in my decision – or point out possible disadvantages?

City villa including BoPla and transport? Then you have to upgrade with at least electricity. The requirement has increased from 140 to 168. Not bad. City villas have no storage space!, watch out!

Turnkey is not a standardized term. Actually, you should post the construction service description here so that it can be assessed. Expertise can be purchased and should be, if you have too little of it yourself, regardless of whom you are building with. I would even say more so with the prefabricated house builder than with an architect and self-contracting.

Building 168m² with that budget is just nonsense, but what can you do. Danwood apparently really offers turnkey=ready to move in. Of course, there are still additional construction costs, landscaping, kitchen, furniture, buffer, etc. on top. With a 450,000 limit, I would have planned a maximum of 300,000 for the house. But good luck in any case.

390k : 3k = 130, not 168 sqm. I could still imagine that for the stated price: there’s a pallet of tiles, laminate, or the like in every room. Ikea, just without the Allen key. Better to wrench your stomach than give something away to the landlord (?) What a really “(key)turnkey” house costs can now be sung by every preschool child here by heart. If it’s supposedly cheaper, there’s a catch somewhere. No one should assume that the local Lions Club is going around with a collection box for the difference between the advertised price and the real price.
