Hello,
I am currently working on an initial calculation for our planned single-family house with standard equipment (175 sqm living space, gable roof with skylights, knee wall 1.20m, basement, plot with slope).
[We want to build in the Rhine-Main area. The house structure is straightforward without major twists, except for a small bay window on the ground floor. How do I determine the slope? At the higher part we have 205 meters elevation and at the lower part 200. Length of the plot just over 19 meters. Does that help?]
Plot: TEUR 211
Single-family house, Kfw 70: TEUR 263 (with gas condensing boiler, solar domestic hot water heating and decentralized ventilation system)
Usable basement: TEUR 45
Typical incidental construction costs: TEUR 35-40
Additional costs due to slope; estimated: TEUR 8-10 (depends decisively on the content of the soil report!)
External construction supervision: TEUR 3.5 (minimum)
Chimney
flue from basement to attic: TEUR 4.5
Chimney
stove: from TEUR 4
Painting works in EL: TEUR 10
Floor coverings in EL: TEUR 10
Outdoor facilities in EL: TEUR 10
Prefabricated garage 3 x 9: TEUR 12
Reserve for extras: TEUR 10
All in, estimated investment so far: TEUR 628.5 (without kitchen and other furniture)
As you can see, a usable basement is an expensive matter; here I would recommend - since the investment costs obviously do not scare you so far - to spend another TEUR 10-15 and have the usable basement converted into living space in the free parts of the slope. You can also buy a kitchen later :-)
In particular, the incidental construction costs (excavation, removal of earth, house connections, surveying, building application, etc.) are, according to my research, a difficult figure to calculate.
Regarding the house connections, you can inquire about the prices from your local supplier; prices for earthworks only through offers from the also local civil engineers. Request the costs of the landfill as a reference.
At the building authority responsible for you, they will tell you the costs for the building application; possibly a release procedure will suffice if the plot is located in a clearly defined development plan area.
Rhenish regards
