An addendum: We could at most raise 10,000 E as savings. But I wanted to keep that for any emergencies.

The "good" thing is that with new construction (not from the developer) the consumer loan needs to be relatively small, since notary and property transfer tax (possibly broker) apply to the land, allowing for an acceptable interest rate on the first-rank loan. The blended interest rate should still be around 2,x% for the entire construct at the moment.

@ ...perspective-wise is good!

The actual plan was: Wait until the kids are gone, then build a small bungalow. Just for us.

But when I see how rents, electricity, heating costs, and land prices are rising, I start to sweat.
If I then want to build a bungalow at some point around 50, but also according to my own wishes, it will probably cost me half a million.

Sometimes I just have to shake my head!

How much do you think the plot with a compact house for "5" people costs you today? By the way, in 30 years something normally will have changed in your salary due to inflation.


Also something that rises as a homeowner.


Just don’t panic. It wasn’t any different 20 years ago.

Okay, that's the extreme example. You're right about that. But with a house from the last 12 years, you usually have great security.



For us, it was over 10% additional costs even though we thought we had calculated everything very well (however, we are building in a new development and not with a prefabricated house company or a general contractor, so I can imagine that if the plot is developed and the soil known and you build with a fixed price, the 98% figure could be realistic, but I have no experience with that.

@ ...In our community, the square meter would cost 89-92€. Because my wife has already lived there for 15 years, we would also have preferential rights.
