....so 3500€ net income including child benefits. Currently, we could manage 1200€ warm. That would also be the limit.

For all the properties I have looked at, we have a minimum rent of 1050€ warm. Possibly a bit more, due to garage etc.

The matter with the 3rd child certainly needs to be well thought out. I see further problems there...like a bigger car (inevitably).

You should at least be able to cover the additional costs, whether buying or building new. Notary, property transfer tax, and possibly broker fees may be covered by a consumer loan (experienced this in a circle of acquaintances 2 years ago), but then we are talking about 6%+ interest and not 2.x%, and it only really makes sense to have the money beforehand.

Just go to your house bank or a broker (Interhyp, Dr. Klein or similar) and have them calculate what you can afford.

I think it’s good if you engage with the topic. But I see it rather from your perspective.



With 1200€ warm, 900€ are available for the loan (assuming 120sqm). That makes ~227,000€ loan...

@ ...that would be my next step. To gather some information about what would currently come our way if the whole thing were to be considered after all.

But of course you are right: At 6% I get an uneasy feeling.
