Build all required parking spaces, even if they are not needed?

Hello everyone,

We are planning to build a house in Markt Schwaben. There, 3 parking spaces per house are required. Since the plot is somewhat small, we might have to build a duplex garage to meet this requirement.

Our construction company says I only have to prove in the building application that there is or would be enough space, but if I only have one or two cars, I don't necessarily have to build 3.

Is that correct? For example, could I build only 1 garage + 1 parking space? Then I could build the duplex garage later if needed?

And what do you tell the building authority when accepting the house together with the parking spaces? If you're lucky, it won't be noticed, but it's still not correct.

Yes, that is what worries me. From the beginning, I intended to build the 3 parking spaces, but then the construction company told me that I don't really have to!

But it doesn't have to be a covered or even garage parking space. As far as I know (but I could be completely wrong here), it is sufficient that the corresponding spaces are accessible from the street or driveway and are kept free from permanent structures or impassable plantings. Whether it is paved, grass, meadow, or gravel, as far as I know, does not matter.

That is correct. It does not have to be covered. The problem is that we have not found suitable spaces like this. The only solution would then be a double garage, which we do not really need.

We also received such a statement from our construction company during the first house construction. The building authority then gave us a warning and showed us a bird during the acceptance and we had 6 months to provide the parking spaces. By the way, the developer no longer exists.
