Basically it doesn't matter, if the statement is only that there are homebuilders in the cheap segment who will build you a Kfw40 house with 140 sqm. However, it must also be said that DW charges regional surcharges as well as transport costs and DW is in the ultra-low price segment like Scanhaus Marlow. I also had a price calculated for a modified house at Scanhaus Marlow - every screw is charged extra there.

But is right in that one should be careful with the word "impossible," but when it comes to a normal standard, then it no longer works. Also, one shouldn't necessarily try to convince the original poster with the cheapest builders.

My advice would be to wait another two/three years. First, properly start your career, maybe reconsider family planning (wedding? children?), perhaps go on vacation ... And if the topic of building a house is that concrete, then an incredible amount of money should be saved in these two/three years. Because building today is insanely expensive (just take the real estate transfer tax in NRW as an example ...).

But maybe paying rent for a few more years and then, with possibly unchanged construction costs and higher interest rates, paying more in the end with more equity can also be a naive calculation...

The interest rates cannot get so much higher that you make a losing round with your small rent

That is indeed true. The house price (including earthworks for heating) is ultimately €68,500 above the base price. That amounts to €1,625/sqm plus additional construction costs.

That is quite reasonable for the features (laminate, €25 tiles, underfloor heating everywhere, electric roller shutters all around, oak staircase, KfW40, glass fiber wallpaper, two-tone plastic windows, Nibe brine-water pump, air space in the living room). However, it must be said that we consciously chose a model with a higher base price. With the standard features, you could have saved €15,000 on the base price.
