I don’t know what is always included in such offers. That’s why my follow-up questions:

Is the kitchen included?
Is construction power + water included?
Earthworks? (Ok, you said yourself that it could be more expensive)
Surveying services?
House connections?

There is easily another 30,000 (if not included in the price)

Which provider is it?

Stop! Additional construction costs as well as furniture are not included in a house price.
Therefore, they do not have to be subtracted either.

This is about Danwood,

Included are the house including interior finishing (floors, walls, painting), special equipment, base slab with insulation, and the geothermal drilling for the heating system (€8500 fixed price) but of course without furniture or kitchens.

Surveying, construction electricity, water, development, architect, insurance, toilet, container, etc. are included in the ancillary costs.

We initially searched with a relatively large radius, but quite quickly ruled out Neuss, Grevenbroich, and Korschenbroich because the plots we liked were priced between 120,000 - 160,000 EUR, and those priced at 70,000 - 80,000 EUR did not match our preferences in terms of layout, location, or surroundings.

Since plot prices and budget are "set," I would first give up on KFW40 and look at what DIY options are possible, or approach the topic again with a completely new approach (buying something finished / looking for another region to build in).

This blanket statement "does not work" applies to the desired ZIP code area and I stand by that.

I built there myself. And indeed smaller, both in terms of house and plot, and in 2014! I was "all in" at >400TEUR

So just believe me (or don't).
