I have just asked the mentioned local TE for clarification on what the current construction status is with him.


Since you are building with Heinz von Heiden, I recommend reading the threads by ;-)

Otherwise, I hope I am misunderstanding your question: do you seriously want to save on an experienced expert - especially if you suspect cunning on the part of your general contractor - and scratch around yourself in critical places?

I am somewhat confused by the wording. Ultimately, you are the one who accepts, not your expert.
He has received an order from you for monitoring/advice etc. You are the one who accepts. And he will not come every week, you probably have 5-7 appointments where he can see the most significant issues. No more. Either you look closely and take photos. However you do it. If he finds something, he writes you a report with the defects. Then it is up to you to communicate with the general contractor.

You are too late for the building acceptance inspection. Have the expert come regularly; he will tell you when he thinks it's most sensible. Most of it is not maliciously concealed, but simply covered up later by plaster or tiles. Accordingly, the waterproofing of the shower must be checked beforehand, etc.

The accompanying construction quality control simply knows much, much more than you do yourself. Therefore, I strongly recommend not to do without an expert. That costs a lot of money again but it is 100% worth it. Unfortunately, as a builder, I am often not taken seriously and there is less discussion during the accompanying construction quality control. ;)

The construction defects vary from project to project. Depending on who does it and what kind of house you are building. I can already tell you that the investment in a BBQ was the best decision.

Good point. Surely some can learn from me here. There are quite a lot of points in total, so I will limit myself to a few important ones.

1. In the construction contract for the basement, we agreed on design principle A and usage class A. I hadn't had that on my radar.
2. We now have a ring ground conductor instead of just a foundation earth electrode. The house has a lightning protection preparation, meaning it can be equipped with a lightning protection system later.
3. The construction supervisor immediately ensured that we connect water, wastewater, and rainwater to the Uponor shaft before compaction.
4. Then we improved the insulation for the U-shell. See also the post here...



5. For the basement, we commissioned a lime-cement plaster; the general contractor would have used a gypsum plaster here.

Then we had a few defects that I did not expect. As a layperson, you simply don't see such things.
