The building savings contract is not additional stress. It is an extra security for you and if necessary, the exact necessary stress there for those affected to prevent huge monstrous blood-and-tear stress for you later on.

Here are a few examples where you can end up badly with that attitude: - Base plaster waterproofing: if it is done very poorly and the drainage strip as well, you have the problem within 2-3 years. If it is done poorly but the drainage strip is fine, it takes a few more years and you are out of the warranty period. - Earthquake safety: collapsing houses are rather unlikely in Germany, but with poor mortaring and cross slots you might have cracks in the walls after the next stronger earthquake. Whether that happens within 5 years... - Waterproofing of bathrooms: walk-in showers are quite popular at the moment. If the waterproofing is not done properly, you will eventually have water damage in the bathroom. However, this often takes more than 5 years. Of course, the site manager should pay attention to such things. Some site managers, however, are like lemon butterflies. Which category your site manager belongs to, you only know when defects come flying at you afterwards. And even if the defect repair during the warranty is at the general contractor’s expense, in the end you have the mess and the trouble. You can tear up the nice new terrace again for the base waterproofing and the mini excavator drives through the newly landscaped garden.

Hi,

all clear. How can a layperson tell whether the butterfly collector is in the site manager, or rather the expert, or even both, or neither? Exactly, they can't tell at all.

The damages (except for the earthquake), that you described are covered by our homeowners insurance. Including hotel costs if there's too much mess.

And I'm not saying that building savings contracts are "worthless."

The only argument I can understand for not commissioning a building savings contract is that the general contractor is a relative. However, my neighbor got burned by that. Among other things, a gable wall then collapsed.

I would somewhat accept it if you build with an architect who is also commissioned with the construction management. But even then, there can be collusion if he works with trades that he has known for decades. In that case, you would always have to choose against the architect’s recommendations when selecting trades, and whether he stays happy throughout...

Of course, the expert must actually be an expert. But I can choose the expert. For example, my expert is listed as an expert with the Association of Private Builders. I cannot choose the construction manager. And even if the general contractor has had a very good construction manager until now, he could fall from the scaffolding tomorrow, quit, etc., and then someone else comes. Apart from the fact that the construction manager always has a conflict of interest. The goal of his boss is to get a solution that can be accepted as cheaply as possible. The goal of the client is to get the best solution that is still within the budget. And often there are different ways to make the same problem acceptable. Especially regarding the shifting of additional expenses to other trades that the client awards/executes themselves. And it is simply important to have someone who represents only your own interests. Whose bread I eat.

Your GUs sound like mine. What can I say: We had to hire an expert in the middle of it. Almost only problems... cellar, roof, and now windows... I would NEVER start building a house without an expert again. Our current expert also follows the motto: "Be a star, keep a low profile," but at least now someone is sitting at the table discussing with us on equal terms.
