A large garden is also important to me, and I can totally understand the OP wanting to keep the house footprint as small as possible. But on the other hand, you must not forget the comfort inside the house. And in my opinion, that is not present when there are 2 staircases between the bedroom and the living area.

I would recommend a larger bedroom or at least a dressing/closet area. 15 sqm is quite tight with a wardrobe. I really like the modern style and we will also build in a modern design. A friend, a former interior architect, always hammered into my head that I should think first and consistently about the function and appeal of the floor plan. The exterior shell comes at the very end. There are then many possibilities to give each floor plan a stylish exterior. That is exactly how we are doing it again now. Our floor plan will be built exactly according to our needs and wishes (for the most part). Since there is a desire for spaciousness on the ground floor, it might be possible to completely outsource the utility room, just like the sauna on the upper floor. A sauna in the garden is great to implement, cheaper, spacious, without problems due to moisture etc., and does not take up space in the house. It is a big house, but so far it still feels cramped. Our ground floor area will be almost identical, but with an open space above and a straight staircase along the wall. Here I would feel it is cramped, even in the entrance area. A nice garden is great but I would never limit the house to have more garden. A few more sqm of living space on the ground floor pay off much more over the years than a few more sqm of garden. The large window areas are great, we had it that way and want it again. It feels like living outdoors. Very nice!

I am currently wondering to what extent the planner has anything to do with the house position, because the garage wastes 3 meters in the garden due to the ignorance of the possibility of boundary development.
Or is there a reason for the position?
If you follow the colored overviews, the option of building over the garage would also be conceivable.
It should be considered that currently the two children are babies and do not like to be left alone by the parents on the floor. Having the bedroom on another floor is therefore out of the question for now.
I always see the interior as the priority, then the view and garden come afterwards.

That is a good idea! Just put the recessed floor on top of the garage and problem solved

I just wanted to say that I walk past stepped-story houses here every day and have never thought "What an ugly block," because the perspective from the street below is simply different from a picture where I look at it frontally. Maybe my eye has just gotten used to tall, narrow houses

Such a separate floor for children and parents also has charm in my opinion when the kids are older. And if the children are still very young, the parents could swap office 1 and the bedroom in the meantime. One could also consider giving the parents and the 2 offices the 1st floor and the children the stepped story. When you are tired of running around. On the other hand: Every staircase climbed prolongs life

I can confirm that . The construction method you described is becoming more and more common here in Munich (if a plot of land is even newly developed at all). But there are many nice examples here.
