Approached objectively, the room program is divided among the floors - then it becomes clear how many are practical in which size. A setback floor solely on principle, to exploit a possible height, would be an all the more expensive pleasure the more sides it steps back - simply because, first, every unsupported exterior wall causes additional structural effort and second, this then also has to be distributed over less usable area.

I rather see these wishes: No idea if the OP is still around, but these are nice-to-haves that come after must-haves. I just checked again: the cold storage room is only accessible from the garage and outside. The storage under the stairs has to accommodate everything including fryer, empties, and broom. Have a look here: https://www.hausbau-forum.de/threads/die-liste-die-jeden-bauherren-zu-interessieren-hat.34418/ And then check yourself how the roof terrace is supposed to be used. If there’s supposed to be a palm tree, it has to be cared for and watered. The garden itself also demands daily time. For a sundowner in the first euphoric weeks, something like that is too expensive.,,,
