Basement prices vary greatly

I know you can't compare that one to one. But we paid about 1000/m² for a [white tank], 2 rooms with underfloor heating, external insulation, without interior plastering of the walls, floor coverings, and excluding earthworks. In Bavaria, through one of the major basement providers who has already been mentioned here. The price from GU 1 already sounds hefty. Best to go through the construction service descriptions.

How does it come about that basement prices are listed separately, did you request the offers in this way?

I would always see the house as a system – regardless of whether the basement comes from a supplier. When the emperor was still young, the automobile customer might have had to go to a coachbuilder with a motorized chassis, but that is not a suitable model for today’s house building process. Taking responsibility for the interface OKKD, I recommend never ever to dismiss a general contractor (GU) (regardless of whether wood or stone). He must map his payment target with the subcontractor in the payment schedule if he fears for his liquidity otherwise. I would never separate one work as a businessman; that only creates risks.

GU1 builds the house shell and the roof structure with its own people, and my gut feeling simply tells me that they want to encourage the customer here to invest money not in the basement but in living space. Hence the high additional price for the basement.

Floor coverings are not included in the construction service description.



It was pure chance that the basement prices were stated; I did not specifically request that, but the huge difference catches my attention. I would also feel more comfortable getting the house and basement from one provider (even if the general contractor commissions a subcontractor again).

This is mainly about a legal question. If you commission the basement and the house as a unit, the provider is responsible for ensuring that both fit together. Regardless of whether a part was carried out by a subcontractor, your contact person is the one construction company. If you commission the basement from company X and the house from company Y, you are responsible for ensuring that both parts fit together. If something doesn’t work, you are caught in the middle. Even aspects such as overall construction management can cause problems with separate contracts.

The offer from the other general contractor is now available to me. Total house price €443,000 for approximately 170m2 living space plus a full basement. (85m2) The execution is carried out as a WU concrete basement. The basement itself is not listed separately but is part of the house.

I think that's good. And, do you now feel you have made progress / are able to make a smart choice (or what else would you need for that)?
