I had already selected this GU in advance and wanted to discuss my house construction with him.

For GU2 I just noticed that although a heating system is included in the floor plan, the cost for the basement heating is listed as zero. I'll ask whether that makes sense. :) We wanted to equip 2 rooms with a heating system.

Thanks for the hints.

This listing and price comparisons bring exactly zero for the future builder.
On each [AG] it states "one piece of house" and "one piece of basement."
More of an apples-to-oranges comparison is not possible.

That is absolutely pointless since no thermal separation takes place.

The prefabricated house builders offer a piece of basement from an external company, e.g. Glatthaar. They have their own performance specifications again, I think.

To save costs, more and more people nowadays forgo a basement. However, I find a basement quite practical, but I would tend to prefer a full basement rather than a partial basement.

I inquired again with GU1 about what exactly is included in the price of €2200 per m2. (GU1 is a solid house manufacturer) I received the following response.

For clarification: The basement is insulated, constructed as a white tank, fully equipped with underfloor heating, possibly equipped with a toilet on this floor, the interior walls are plastered, and each room receives basement light shafts. Of course, we are also interested in building you a full basement if you wish. To build a basement more cost-effectively, we need to discuss which features you want/can do without. One example would be to do without the plastered interior walls and heating in the basement floor. We can build a basement from €1,750.00/m², depending on the features the costs can amount to up to €2,200.00/m². The number of rooms is naturally also decisive, for example due to the number of interior doors. The next feature concerns the staircase to the basement (building material reinforced concrete or wood) – it must be planned and discussed as part of the approval planning, which you can commission, how you envision the house and the associated basement. Together with the still outstanding soil survey, we can develop the costs of the desired basement very precisely for you.
