As said, in the specific case, partial basement is economically nonsense. So a full basement with a connecting room in the slope and storage rooms for you, possibly also a guest room and a utility room; the excess valley-side basement area would be, given its location, a living basement – suitable for a granny flat. So pick a catalog bungalow that would satisfy your needs "on a slab" except for the storage room and build a utility and living basement underneath. The option "only utility basement, but smaller" is not up for discussion here, the slope has decided that. So you basically have to build a full basement and have the choice to use the unused area as a granny flat (additional effort: living basement standard for these rooms, parking space for the second dwelling) or as extra utility basement. Of course, instead of a granny flat, you can also rent out storage rooms, which then do not require a parking space.

The property is exactly north-facing. The property boundary is the green line, the building boundary is the blue line. The property has no bend and the house can be freely positioned while complying with the 3 m limits. The sewer shaft is in the northeast corner (so at the very bottom). (Property 5)

Why not like this from the start?

Now I have placed the plot more or less correctly.



On the east boundary there is about 5.7 m (19%) and on the west boundary about 5 m (17%) height difference. The street also has a slope of about 4%.

Where should the garage or parking space go?
