Augsburg prefabricated house construction, provider wanted

Hey guys,

I was very lucky and got a plot of land about 320m² from a municipality in the Augsburg area at a very favorable price, where the current market value should be about three times that.

Now we plan to build a house within the next three years. But we still don’t know how, where, or what. Currently, we are leaning towards a prefabricated house because of "less" stress, since everything comes from one source and it might also be cheaper and more affordable than a solid house.

We have already had a preliminary meeting with a solid house provider and, according to my wishes with
- 2 full floors (without roof)
- 3 bedrooms upstairs
- possibly with a basement, which must be completely sealed and secured against lifting according to the development plan (according to the provider, the basement alone should cost about 60 to 80 K)
it would be well over half a million euros.

I will make an appointment with several prefabricated house providers in the Augsburg area (about 250 km) in the coming months and listen to what they say.

In the end, I do not want public house provider recommendations from you (maybe by private message), but I want to approach everything properly and avoid unnecessary stress. I’m sure many homeowners wish for that.

You could write down your own mistakes here and add how it would have been best done. Everyone who wants to build in the future would benefit from that.

What I personally find interesting at my current stage of research is the company Town & Country, because they build solid houses and are supposedly affordable. I may have been somewhat influenced by the Galileo documentary here.
I also find the block construction method by Dennert interesting from the icons because it looks very stable and you don’t see wood sticking out everywhere during construction.

What somewhat puts me off is when you see so much wood in the construction of a prefabricated house. I somehow associate it with not being stable over many years. Prejudices?

My first questions would be:

During these few days or months while the house is being built, should an external expert be hired to regularly inspect the construction and give their input?

Are there any prefabricated house providers who really deliver everything move-in ready? Meaning that you only have to bring in your furniture and stuff. Ideally also with an outdoor area like a terrace, stones on the ground, fence, etc.?

is it even a building plot if it is so inexpensive?

Yes, it is 100 percent a building plot, they were only advertised for building. Everything is also stated in the development plan regarding how it must or may be done.

The thing with the wood was not explicitly directed at the company Dennert.
So far I have watched some documentaries or videos where the manufacturers present their products, and in some you can see the production steps.

But already on the construction site, when the prefabricated parts are assembled and wood is visible at the edges, I find that disturbing or bad for the future.

Maybe I think this way because I am not used to it and stone on stone is always better, at least that’s what I thought until now.
But many nowadays also say that these two variants are almost equally good.

Before I would look for a house partner, I would first check what is allowed on the property.

What does the development plan say?
Is the property flat or on a slope?
Shape of the property?
Orientation?
