Or: Bedroom where the kitchen is, wall between the 3rd room and bathroom removed, or removed halfway - plan a beautiful, luxurious bathroom, e.g. with a freestanding washbasin and bathtub, and make a utility room out of the other half of the 3rd room, where you can also store things well. Certainly the most luxurious option for a couple that definitely wants to remain a couple. The downside is that you don’t have a 3rd room (for the child to still come, the office, the guest).

But there are many possibilities...

I would keep the small room for sports, office, guest, it will be appreciated. And on the west balcony I would hold on for evening gatherings. I don’t think a rooftop terrace is now the alternative to the balcony: on the one hand, it can be much too windy for nice furnishing, on the other hand, you don’t go on a trip for a glass of wine. A balcony is more idyllic and here also wonderfully protected from the west wind.

If you are moving rooms again, maybe think about that too? Or is there absolutely no necessity? A 240 cm wide room is not so great.

Yes, the room also concerns me a bit. But I don't see any alternatives.... but I am open to everything. Maybe I have to block the balcony exit a bit, I wouldn't find that so bad. My daughter does not live with me permanently, so she doesn't need a "full-fledged" youth room. A bigger bathroom would of course be nice, but I don't see a solution there either....

oh yes: it absolutely must be 3 rooms, anything less is out of the question.

Thanks for your effort!
But that won't work because the wall between the kitchen and the room is marked as load-bearing.
That of course limits the flexibility...

Also, I want to keep the west balcony accessible from the living area.
