Are roller shutters (where) dispensable?

In our current house offer, roller shutters are planned everywhere on the ground floor and an extra price for additional roller shutters in the attic is indicated. However, on the north side on the ground floor, we only have the guest bathroom window, and on the east side, the utility room and kitchen.

My opinion so far is: I actually don't need roller shutters there for privacy or shading reasons. The same applies to the bathroom and children's room with east-facing windows. For pure privacy protection or darkening needs, shutters can be retrofitted from the inside if necessary. Therefore, I would only take roller shutters on the south and west sides to ensure protection from summer heat.

My husband thinks that roller shutters on the ground floor are needed for burglary protection and to maintain the resale value of the house.

After browsing the relevant forum posts on this topic, I am still unsure who is right. How did you decide, or what would you advise us and why?

So in the height of summer, the windows on the east side can also heat up quite a bit.

And always use roller shutters in the bedrooms. I can’t sleep with light, not even with interior blinds.
You will regret it if the child is standing at the door at 6 a.m. or doesn’t want to go to bed before 10 p.m. because it’s still light.

I would only skip the roller shutters in the guest bathroom and possibly in the utility room on the ground floor and, if applicable, north-facing windows on the upper floor (no bedrooms).

I see it the same way as Milkie. In the guest bathroom, I do close the blinds because the window faces directly onto the street. No one needs to know when I go to the bathroom in the evening.

In the utility room, we could actually have done without it. Otherwise, not in any other room.

How much of a price difference are we talking about here? Is it really worth considering having 2 - 3 fewer blinds?

Well, I wouldn't skip on roller shutters... now they might cost 2-300 € extra per window... later it can run into the thousands... Of course, a roller shutter is not a full-fledged burglary protection, but it does somewhat hinder an unwanted visitor from coming in...

And before everyone starts shouting... yes, with the necessary tools, you can remove any roller shutter... but the opportunistic thief moves on.... Of course, you can install ones made of stainless steel that offer the highest burglary protection, but hardly any homeowner can afford those.

I also paid extra for aluminum roller shutters on all the windows of the house... I haven't regretted it so far... you can create complete darkness very quickly if you want... and you can also sleep longer... etc.

Honest opinion: I would skip it in the basement! You get really annoyed afterwards when you would actually like to have one and it is only possible with huge effort and cost. Now it costs, as mentioned, max. €500 each if it is electric.

Roller shutters do not provide burglary protection!

You should not lose sight of the fact that you do not know what the future holds. It may be that shortly after building the house, changes arise – the mega job offer from another part of the country/possibly abroad is tempting, etc. This often goes hand in hand with selling the house, and roller shutters always look good because buyers simply expect to find this shading element in newer buildings.
