Hello,

the following situation:

    [*]Construction project: solid construction method, semi-detached house 7.5m x 11m, pitched roof 45°, 4m + 6m eave heights, no basement, attic convertible
    [*]Special wishes: lift-and-slide door approx. 440cm to the garden
    [*]The plot has already been purchased
    [*]The floor plan (individually designed) is set, we don’t want to change much about it anymore.
    [*]The (very tight) budget is fixed (we don’t want to spend more)
    [*]Energy Saving Ordinance 2014 sufficient (no KfW financing)
    [*]Own work: painting, floor coverings (except tiles), drywall, roof, electrical
    [*]Sanitary fixtures and tiles have already been found
    [*]Personally, I tend strongly towards optimizing and want to "have a say" (clear plus for the architect)

Now the question is with whom we will build.
Architect: the estimate is about 5-10% over budget, but presumably the quality of the fittings is higher than we ultimately need. Therefore it is quite possible that we will stay within budget.
The architect also wants to create their own design. Costs about 1500 EUR. It would be annoying if we then decide on our own floor plan after all.

General contractor (offer on hand): initially within the budget, but we actually don’t like the expected fittings at all... additional costs are likely to come which will probably exceed the budget.

We are also considering building with a "construction engineer". Since the floor plan is set, we actually no longer need the intellectual work of an architect. Much more important to us is an optimal use of the budget (energy efficiency, choice of materials, building physics, etc.).

So we are looking for someone who really knows a lot about a highly efficient construction method (economical + technical) and where we have the option to deviate from the standard execution of a general contractor without major follow-up costs (sanitary, floor coverings, roof tiles, etc.).

My fear is simply that we let ourselves be "blinded" by the cheap offer from the general contractor and in the end it will not be sufficient for our requirements and we would have been better off with another building partner.

Just as a suggestion: you can now quite well calculate the additional costs yourself using the [Bauleistungsbeschreibung] or have the [GÜ] calculate them if you already know the specifications. Question about alternative 3: who is drawing the execution plans?

Yes, I will arrange that :) Probably an architect who carries out service phases 1-5. But I am also unsure how a civil engineer would handle that.
