Yes. In our new development area, there have already been a few break-ins or attempts. They always came in through the back via patio doors, never through a front door or side entrance door. Besides, nowadays there are also alarm systems that are not that expensive anymore.

Moving the bedroom door towards the dressing area would probably provide more closet space overall, as the wall next to the guest room could then be used along its entire length. It is unclear to me how large the distance between the two rows of closets is?

In the kitchen, the distance between two straight rows could be uncomfortably large. This might be somewhat compensated by extra deep countertops (80 or 90 cm instead of 60), in which case the passage to the dining area should possibly be narrowed accordingly. If the countertop along the exterior wall is to run the full length, there will probably be too little space for a table (especially with the door swinging inward).

I had also considered moving the bedroom door and possibly placing the second wardrobe on the side that becomes available. The kitchen door should have a left hinge.

I would make floor-to-ceiling windows in the dining area (both windows) and a normal one in the living area (easier to furnish, west sun). Door to the dressing room/hallway and not to the bed. And possibly try out whether rotating the staircase would have advantages for you (more space at the front, landing not at the door, offset of the kitchen door possible). For this, it would have to be rotated a quarter turn at the beginning.

What does "not immediately" mean?


It's not about possible living space, but about "freely" usable space. If a truss roof is built as previously planned, you do have the free space described by Musketier in the middle - but you cannot fully use it because the folding attic ladder (BET) is also located there. If you were to build a carpenter-style roof frame and fully panel the floor, you could use the entire area as storage.


That is not the architect’s wish; that is simply building law. When you walk on the BET and arrive upstairs, you have to be able to stand upright ;)
