Alternative facade in clinker look

Hello everyone,

we are currently planning the construction of a single-family house, without a basement, approximately 180 sqm of living space, 1.5 stories, exterior wall area about 270 sqm.

The architect has planned the exterior walls in Poroton 36cm with a plaster facade (white). Now we would like a clinker brick look and are facing the following decision:

Alternative 1: Hand-formed clinker bricks; extra cost 100€ per sqm; however, Poroton36 would no longer be used here, but instead Euromac2 wall elements. The calculation was made with Wienerberger clinker bricks at a price of 40€ per sqm. The different wall construction is said to be price-equivalent.

Alternative 2: We keep the wall construction in Poroton36 and clad the house with facing bricks.

The architect has not yet given 1. a cost estimate for this and 2. has advised against it for quality reasons.

I am now interested in the following points:

1. Is the price equivalence between Poroton36 and Euromac2 wall construction realistic?
2. With what additional cost compared to plaster (alternatively lower cost compared to the mentioned hand-formed clinker brick option) should I roughly expect?
3. Pros and cons of both alternatives

You still have to offset the 100€ with 60-70€ cleaning savings, which puts you at about 10k€ additional costs, which is realistic. I can't find anything positive about these EPS walls - a classic solution would be a 17.5 cm brick and cavity insulation. Riemchen are just a makeshift solution.

Hello, first of all thank you and no, the cleaning savings would not be given. The 100 €/sqm are the additional costs of the clinker facade. Total surcharge 27,000 ... This burdens the budget quite significantly, which is why we are considering the alternative of facing bricks. What speaks against EPS walls and why are facing bricks a last resort (or what are the concrete disadvantages)?

Well, either you have special difficulties, extravagant wishes, or the architect made a miscalculation somewhere beforehand and now wants to compensate for it.

A 17.5 cm wall costs on average €30-40 less than a 36.5 cm wall, plaster €60-70. So that's already €90-110 less. That would mean with €100 additional costs about €200/m² for clinker and insulation. Realistically, it's rather just under €100 in the north to €150 in the deep south.

I would first let myself be explained how he comes to the high additional costs.

The calculation is relatively clear and transparent: For the brick cladding, a gross price of €80/sqm is charged, plus €40/sqm for the bricks themselves. Then there are items such as base point sealing, lintels above windows and doors, window sills, scaffolding ... in total we then arrive at €140 per sqm; the plaster is calculated at €40 per sqm; which then results in an additional cost of €100. I am requesting option 17.5 cm wall with core insulation, that has not been discussed so far.

But beware: You seem to be venturing into the "forcing the BU to do something they can't, because otherwise they won't do it" area. That should generally be avoided, it only causes problems.
