With increasing tendency, the alleged "dream house" turns into an actual nightmare. Many prospective builders, despite all warnings, e.g. here in the forum, nevertheless allow themselves to be tempted into partly rather ill-considered actions because of low prices or plot occupancy. Many do not even know the legal difference between a developer and a general contractor/general contractor with subcontractors.
There is a system behind this!
That's true, however, the costs for a sales-independent advisor are usually saved!
The absolutely right decision! Certainly, the disappointment is great, but it prevents lasting financial disadvantages. It is an old insight: What initially seems so advantageous turns out to be a flop in retrospect! You ultimately got off fairly lightly and probably just barely escaped a bigger disaster!

Hello there,

Thank you for your sympathy, but could there have been a contractual penalty! It was the company that parted ways with us and not the other way around! That's just how it is, supply and demand determine the price and the handling of the customer. Maybe it was better that way, because who knows what else might have come our way.

Keep your chin up! It was pretty much the same with our new construction attempt... paid the reservation fee, started planning, and when we had change requests before signing the contract (fortunately, our lawyer pointed out various things to us), the initial friendliness was gone and changes were no longer possible, etc.... But we were supposed to sign quickly... However, we apparently weren’t as far along with the planning as you were (we were supposed to first buy the property and then continue planning).... In hindsight, we’re also glad we didn’t go through with it... anyone who pressures you and simply rejects inquiries and changes doesn’t suit us... Unfortunately, this really seems to be a tactic nowadays to lure people in and push them into contracts, especially those who want to save the money for a lawyer or expert who checks contracts, etc.... You really have to be careful there...!!! I also don’t understand why, when it’s about amounts of 200k and more, people want to save a few thousand € on independent construction supervision and contract review (and an initial contract review by a lawyer doesn’t even cost that much, but it already brings clarity on how the contracting party structures their contracts)... We have learned from experience that you don’t even understand or recognize half the sentences in legal German and the pitfalls sometimes hidden behind them as a “layperson”...

In general, companies that tie the purchase of land to a house contract are suspicious.

Unfortunately, the legislator quietly looks the other way with this kind of stuff. We also have a severe shortage of land, and here there are many plots that you can only buy if you simultaneously sign a house contract. If you then Google the companies, you would never voluntarily decide on these companies. Even the advertising claims... "Ownership without equity... Ownership instead of paying rent... Your own home from 600€ per month.... " clear...

Yep, such advertising slogans are also used for many plots here... totally absurd, but it seems to pay off... sad but true that apparently quite a few (many?) fall for it

But that's not just the case with houses.

I’m just going to say "Car for €99 a month."
The large down payment and final payment with the balloon financing are only revealed later.
