Only if your suspicion is correct. Height regulations were rather the exception back then, so I assume there are none here.
However, these and further questions can only be answered once the entire graphical part and the complete written provisions are known.

You should especially clarify this question directly with the municipality. With older development plans, the chances for exemptions are usually quite good, but this depends on many local conditions, so advice in the forum has a low hit rate.

If you demolish and build something new, to my knowledge you need a building permit. Then it could be that a shed or something like that will not be approved. But to somehow replace the existing structures little by little... 1:1... Existing structures are often tolerated. Maybe I imagine it simpler than it is. But I once read that the replacement building was no longer approved later. The builders would have been better off leaving everything as it was and renewing it little by little, i.e., "modernizing" the shed.

I thought the building window was the blue-bordered area.


Now I got it

Also regarding the other questions? Applicable version of the Baunutzungsverordnung? I would have assumed that they are not complete, considering the headings 1. DETERMINATIONS and 3. FURTHER DETERMINATIONS and the different page formats. But if only one heading was cut off... The floor area ratio is 0.4, regardless of which version of the Baunutzungsverordnung applies. Since the number of permitted full floors does not emerge from the development plan, the plot ratio is not clear. It lies between 0.4 (Baunutzungsverordnung 1962, one full floor) and 0.8 (Baunutzungsverordnung 1968, two full floors). That is correct. According to the construction condition description in #4, I do not think that is a good idea. My opinion: everything gone, everything new. According to the determinations, a double garage could be difficult, but here too the development plan is IMO not clear. It does specify areas for garages but does not exclude them outside the buildable areas. Therefore, I see a large scope for negotiation regarding garages and ancillary facilities.

We have 55° with a small knee wall on the first floor. The usual roof pitch really depends on the region. In Franconia, 55° is quite normal.
