You have to decide before starting the project whether you want to build as cheaply as possible or do it properly. That also means not saving on the equipment. And if you decide on that step, the catalog prices of the providers will also be higher right away.
We are quite satisfied with our provider, we could almost always live well with the standard, or might have even chosen exactly that. But when you then see what extra prices are sometimes charged for accessories, you as a customer get angry.
For us, a lot of own work is out of the question, and honestly, every single point that we had to organize ourselves outside turned into pure chaos.
That was exactly the wording of an acquaintance who just built with the company Danwood. Through house-building blogs and contact with the engineering office responsible for our region, I got stuck with this provider. All prices are broken down on their website. The Mr. Danwood representative sounds likeable and the prices looked exemplary at first glance.
Hello Christoph,
Promotional house “A” would mean a sqm price/living space (WF) of €791.93 (€934.78 incl. BP) and offer “B” a sqm price/living space of €986.00 (€1,112.66 incl. BP), and this with a geothermal heat pump. In my opinion, there is definitely more than one thing fishy about these prices, especially if you assume that quality-stable prefabricated houses are considerably more expensive than solidly constructed houses. For a qualitatively reasonably built single-family house, you must already reckon with a sqm price/living space of €1,350.00 – without renewable technologies.
All the prices you mentioned here are far from reality for a turnkey single-family house or the underlying building specification (BB) is limited to a minimum of services. Or is this a non-European provider?
I strongly recommend that you gather information about the provider and have their BB as well as the entire contract documentation checked before signing the contract. I am sure you will find the reasons for the rock-bottom price structure there.
Kind regards
Thank you. I cannot say or judge or assess the prices. I simply have too little or no knowledge. Whether there is "something fishy" about the company Danwood and/or their pricing I also cannot judge. I can only read building blogs and form my own opinion. Clearly, I see that their prices are below those of competitors. Everything there is somewhat simpler. You just don’t get glossy DIN-A3 folders sent like from the competitor, and I also feel the stigma attached to a prefabricated house company from Poland.
1550 is definitely inexpensive but realistic, after all 30-40% more than Christoph’s offer. Whether the attic can be included is questionable; it depends on whether it could theoretically be used as living space. My basement has floor tiles, decent interior plaster, and underfloor heating everywhere. Currently just storage space, but theoretically, you could still gain living rooms from it. That is certainly not the case in the promotional houses.
Actually, it’s now Christoph’s turn to provide more detailed explanations about his offers.

What do you think about it?
By the way, the following has emerged regarding the financing questions/ideas:
- Payments for the first BSP are now being stopped. The BSP is split (12,500/37,500), the €5,000 thus makes the 12,500 eligible for allocation. Equity increase without land registry entry €12,500.
- The Riester-BSP is also split (20,000/30,000) and topped up to €20,000 credit.
