1550 is quite reasonable, but within a realistic range, after all 30-40% more than Christoph's offer. Whether the attic can be included is questionable, it depends on whether it could theoretically be used as living space. My basement has floor tiles, proper interior plaster, and underfloor heating everywhere. At the moment it is only storage space, but theoretically living spaces could still be created from it. This is certainly not the case in the promotional houses.

Actually, it would be Christoph's turn now to provide some more detailed explanations about his offers.

The attic is insulated and could be made habitable with relatively little effort. But then I wouldn't have a basement anymore ;)

That was exactly the wording of an acquaintance who just built with the company Danwood. Through house-building blogs and contact with the engineering office responsible for our region, I got stuck with this provider. All prices are broken down on their website. The Mr. Danwood representative sounds likeable and the prices looked exemplary at first glance.



Thank you. I cannot say or judge or assess the prices. I simply have too little or no knowledge. Whether there is "something fishy" about the company Danwood and/or their pricing I also cannot judge. I can only read building blogs and form my own opinion. Clearly, I see that their prices are below those of competitors. Everything there is somewhat simpler. You just don’t get glossy DIN-A3 folders sent like from the competitor, and I also feel the stigma attached to a prefabricated house company from Poland.

By the way, the following has emerged regarding the financing questions/ideas:

- Payments for the first BSP are now being stopped. The BSP is split (12,500/37,500), the €5,000 thus makes the 12,500 eligible for allocation. Equity increase without land registry entry €12,500.

- The Riester-BSP is also split (20,000/30,000) and topped up to €20,000 credit.

If you have already visited construction blogs about Danwood, just ask the respective builders how big the difference between the offer price and the final price was.
You can easily spend another 10,000 on the electrical installation alone, some changeover switches are missing, the meter cabinet is not included, no network or TV wiring at all, very few sockets, etc. Usually, you are tied to the house electrician of the construction company, if only for warranty reasons, who then basically has free rein over the surcharges.
The choice of heating is also not without consequence; gas + solar is included, but with geothermal you would have to pay the extra cost for underfloor heating and drilling, roughly 20,000 euros by rough estimate.

Just a few approaches, there is still a lot of potential for surcharges; from experience, with normal demands it can easily add up to 50,000 euros. You should definitely take a close look at the included standard fixtures and floor coverings beforehand.

Try using Google and inform yourself about additional building costs; almost nothing is included here. Especially costs for surveying, utility connections, and earthworks are often underestimated.

Hello, I have come a good way since then and am amazed at the prices roughly calculated here weeks ago, which have now proven to be almost realistic. Thank you very much for that! You are professionals! I have slowly read up on topics such as financing, incidental construction costs, and heating technology and must admit that my previous price assumptions were more than naive. (But luckily I am able to learn!) ;-)



Exactly, by now we have arrived at an expected house price of €300,000. The plot of land can now be financed through own funds. Next, in spring, appointments with two prefab house companies and two regional (wood) house builders are scheduled. I am curious to see how it will continue. I thank you for your support. Truly.
