160 sqm + basement in living space quality does not exist for 400k. Not even without additional construction costs.

My bad. I only looked at the first floor plan and overlooked the showers! First of all, the staircase surprises me. I can't imagine how it will look visually afterwards. In terms of price, this thing is certainly several thousand euros more expensive. Actually, half-turn staircases are niche solutions. Why not a quarter-turn staircase? By the way, you can easily integrate a coat closet there. However, the upper floor would also have to be changed then. Which I think makes sense because the hallway on the upper floor is one of the largest rooms in the house. A room that is 99% only used as a passageway. A door from the kitchen/pantry would be more convenient. Although not a must-have. These aren't really proper solutions either. The problem is that by pointing out weaknesses in a floor plan, various other problems arise. Therefore, sometimes a fresh start is better.

If you put the technical room in the basement, you can design the wardrobe more generously. That would also be too small for me.

Or you put the stairs as a U-shaped platform staircase where the technical room is now. This way you could narrow the hallway and have a different starting point upstairs, which could possibly lead to a smaller hallway area on the upper floor.

How basement-like will the basement be?
I would also think it’s great to put the bedroom with bath and dressing room in the basement. On the ground floor, maybe one or two small offices and the upper floor exclusively for children.

Currently, this is the modified floor plan of a prefabricated house provider. The question is how easily the staircase can be changed.

The basement is to be developed at least in the front area facing the street as a living basement. We would also possibly do some work ourselves here. The bedroom in the basement is inconvenient because the children are currently still small or babies. Of course, as long as the kids are small, they can be moved into a room in the basement with us. But even when they are a bit older, I don’t necessarily want them to have to walk through the whole house in the dark, for example if they have a nightmare at night.



Gladly. But how to proceed? Currently, we can only offer proposals from prefabricated house manufacturers. The two regional general contractors have quoted prices that are clearly well above our budget. We are still waiting on others. We lack a bit of guidance on the right approach when you want to build "yourself" and not with prefabricated house manufacturers.

Ah...ok.. as long as you know what that means... I don’t

However, with prefab house manufacturers, there are still quite a few additional costs. On average, they are more expensive than solid houses.

A house with a dropped basement is not really my thing, so I’ll stay out of it.

Write down your room program. Which rooms on which floor with how many square meters? Do the individual floors fit together? I don't think so with your ideas.

I understand your argument about the children and the long way. You already have one child and you write about more children, so three. One of them then has their room on the floor where no one else is. Would the child like that?

Is this an option:
Upper floor for children
Ground floor for parents, technology, and work
Basement for living and kitchen
?

Why shouldn't you be able to change the stairs? The advantage of standard houses is only that they are already cost-calculated. A change in the floor plan does not necessarily lead to a price increase. At least, that is the experience we have made.
