There is nothing against buying stocks and other diversified risk investments when servicing a mortgage. However, the ratio between remaining debt, current income, and risk positions must be right.

500k is certainly more realistic, but you’ll find that out fairly quickly with the bank.
Personally, I would prefer less debt over a portfolio.
Otherwise, it also depends on how the bank values the property. That determines how much loan you will get.

A granny flat should definitely be taken into account. But I would calculate so that you are not necessarily dependent on the rental income.

Exactly, that’s the reason why you are doing everything right regarding your equity!

It’s sad that here people talk about “gambling” or “your equity can just disappear.” They have no clue and only repeat what is the general tenor here in Germany, the evil evil stock market! There really needs to be a lot done here regarding stock culture!

Regarding your project, personally the price for a semi-detached house would be too high for me, I wouldn’t want to pay €800,000 for it, location or not. But that’s just my subjective opinion.

But if it’s the house for you, why not. You have solvent parents in the background who, as far as I can tell, could also step in temporarily if needed. Not to forget your invested capital.

By the way, I think it’s awesome that you already have a six-figure portfolio in your early 30s. That exactly shows that you deal with money and know how to handle it!

Oh, that probably happened to me too.
Somehow just a very long post that you only skim through.
Lots of details about small amounts that all initially contradict the 800k.

But sure, if another half a million comes from the parents, probably no problem at all. ;-)

Then I wouldn’t let a tenant into the house for 300€ a month either.

Had it already been mentioned that the company car to be is at best a zero-sum game, but tendentially will exceed the eliminated operating costs? You don't get it for free on top. What if the parents unexpectedly can no longer support financially? At that age, I would plan to be completely independent.
