"140.72 sqm, of which 29.11 sqm is a granny flat with separate access from outside, currently not rented out" means to me 140 sqm including the granny flat. So the house probably only has about 110 sqm. But maybe the original poster also presented it incorrectly. Of course, the granny flat is worth something in a university town outside of Corona times.

I am surprised about the price. 35 km south of Stuttgart... Reutlingen? Prices there are more reasonable than 800,000 for a semi-detached house...

He is talking about a university town, so probably Tübingen. Reutlingen University is only allowed to call itself a university of applied sciences in German. I have relatives in Reutlingen; it’s definitely not a cheap area, but 800K euros for a 30-year-old semi-detached house must be a very exclusive location.
