And regarding the upper floor: I would mirror the door from the hallway to the bedroom and place the entrance to the dressing room in the free diagonal. The bathroom reminds me a bit of the game The aMAZing Labyrinth. If I were a more frequent shower user, after a week I would be annoyed that the bathtub is always in the way. The same applies to the path to the toilet. That is at best suboptimal. You really have to like it that way.

Again about the upstairs bathroom ... the shower is also not separated towards the bottom of the plan in the direction of the bathtub, or is a glass panel supposed to sit on the edge of the bathtub there?

The path from the sauna to the shower ... you always have to walk around the bathtub there as well.

Not a bad floor plan in itself. But with this fireplace, you really don’t do yourself any favors. It makes everything cramped. If you want a screen to the kitchen, then put up a wall panel there and keep the dining-living area open as one unit. Surely a better/nicer little corner can be found for the fireplace. I would also plan the staircase into the hallway. As soon as you have children, you will appreciate that the staircase is not in the living room (noise, every visitor of the children has to go through the living room – even later when the kids are older and maybe bring partners home – in the evening). As the kitchen is currently planned, it is very tight. Upstairs: the bathroom is also very cramped again. After every bath of the children, cleaning the bathroom is necessary first because everything is flooded. I would swap the bathtub and sink. Access to the shower and toilet is like an obstacle course. Also, I miss storage options. The utility room is too small for a house without a basement.

The three areas cooking, eating, and living should not be separated from each other by walls. On the other hand, it should definitely not be designed so openly that you can see from the living room all the way to the kitchen. So, there should be a visual screen placed in between, and the only thing I can think of for that is a built-in fireplace...

And yes, you’re right, changing the position of the walls in an existing floor plan is really something you don’t like to do :p

Hm, yes, that would be worth considering...

Many thanks again to everyone, taking into account the great tips here the plan will now be fundamentally changed or rebuilt again from the beginning :)

That means the living room will be a bit smaller, the passages in the dining area larger, the hallway rather more square, and the bathroom will be "tidier". As soon as the new floor plan is finished I will get back here, of course with 3D views of the rooms ;)

Better not... a good piece of advice: leave the 3D button alone, it distorts a lot. Paper and pencil would be better!

Paper and pencil ;) .. I usually use the computer anyway ;) .. but I think it's important, if you are already using a program:


    [*]Floor plans with dimensions (also the windowsill height) and north arrow, ideally with property outlines and possible building envelope ... otherwise a separate site plan

    [*]Upper floor plans with contour lines

    [*]Possibly a section for tricky stair positions
    [*]Site plan preferably with some dimensions and north arrow

And ideally, with an extension, always post everything together again as a new entry in the existing thread. This saves a lot of flipping back and forth because then all the information is together. And, because it is in the same thread, you can also follow the development again.
