Sorry, I think the project is a bit insane. Has it already been mentioned somewhere in the thread how much equity you have available? To me, the plan certainly seems ruinous.

well ....at least I won't have it built "turnkey," I think that would cost about 700,000 €.

it's with a lot of personal effort... I have some craftsmen in my family, but no architect :-).......

I just wanted to know first what could still be changed in the design ......

540 k - 110 k for the land leaves 430 k for additional construction costs/outdoor facilities (parking spaces for the apartments) and the house 430 K - 80 k for additional construction costs/outdoor facilities 350,000 euros for 300 sqm are about 1150 euros per sqm Enough for the material and catering for the helpers. You have to do the masonry yourselves.

360 - 110 k leaves 250 k 50,000 additional construction costs/outdoor facilities 200,000 for 150 sqm Remains 1,300 euros per sqm + equity could be enough for a shell house

What happens if a tenant does not pay? Not one month's rent, but enough to justify an eviction lawsuit.

What does the residual debt look like in both cases?

Regarding the floor plan No wardrobe Building services/utility room is already too small for a single-family house with 5 people, it doesn’t work for a multi-family house. Building services must be removed from the apartment. Storage room, can you fit a freezer in there and open the door? Kitchen/dining/living area to be furnished to scale with proper furniture. No space for the table and at the same time a lot of useless space—okay, the children need that to play. Bathroom way too small. No second sink, no shelf space for shower gel & co, let alone towels. Bedroom too small. Not enough space around the bed.

Rental apartment Give the balcony more depth, make it a bit narrower. Bedroom same problem as below.

Where is the space for garbage bins? Where is the storage room for suitcases, decorations, and the like?

Just preliminary, regardless of the realism of the assumed construction costs:


Now without interest adjustment etc., simply the given values with the given interest rates

360000 ... with €1600 installment



540000 (term identical to 360000) with €1600 effective installment, so:
Installment: €2380
- Rent: €1218 cold rent
+Income tax: about €400
----------------
= about €1600

Consequence ... €1218 cold rent for 2x70 sqm apartments ==> €8.70 cold/sqm
Is that feasible??? What happens if one of the rents, after all good €600 per month, fails? The installment of €2380 is still due. Are there reserves?

Otherwise
€540000 with €1600 installment = 44 years to pay off.

Again about the floor plan... one consideration might be to possibly remove 1 bedroom. My older daughter (8 years old) does not want her own room yet and would like to share a room with her little sister (2). I would then convert the attic (as extended living space) and in a few years my son (10) would move in, then the girls would have a room to themselves again. Maybe one room would have to be removed on each floor as well? Sorry, but sometimes *a picture is worth more than 1000 words* :-)... can someone please draw an alternative floor plan? (That would be very kind)

... You don't just whip up floor plans like that on a whim.

And, moving the children's rooms to the attic where they have to pass by the tenant's apartment .. well, I don't know.
