210 sqm single-family house - requesting suggestions for optimization

Maybe I don't understand your point, but for me, with this type of house, it only makes sense if the front door is parallel to the street and the garden is used as an extension of the plot.

By the way, the garage will be moved quite a bit further back so that the side windows in the kitchen disappear. This also results in significantly more parking space again. However, a huge kitchen island with plenty of storage fits into a 19 m² kitchen...


The direction in which the doors open is certainly a very important one. Thank you.


The parents' wing is separated from the rest by a door.

I also find the design very nice!

So, you don't have kids yet. The open space will most likely cause the children to wake up every time the TV is a bit too loud, someone laughs, coughs, or you even enjoy a cozy dinner with friends, or you will sneak through the living area as soon as the kids are in bed.

And when they are older and have overnight guests, you will retreat to your bedroom/garden/a hotel.

I would also reconsider the fireplace or the partition wall. I would find it uncomfortable to walk between the hot stove and the (multimedia) wall.

The residents are usually not the same height either - unless they are twins (?)

That would also solve the supposed chimney problem, the nicer spot would then be near the ridge.

That does not seem like a smart move to me.

Open spaces / galleries are probably a manifestation of the "vintage" trend; to me they belong to the late 70s / early 80s.

I agree.

If the cadastral excerpt is oriented north, plot 503, then your terrace faces southeast, right? In the evening, you then sit on the terrace in the shadow of your own house. The floor plan is really good, but unfortunately the property orientation *imho* doesn’t fit. This is a "south house," so the terrace should be south to southwest for me.

Of course, this could just be my personal preference, as a morning grouch you have different priorities.

The window and the garage are fine. The window just must not be floor-to-ceiling... as already planned a kitchen unit with work/storage space, almost a dream.

We have also planned a media wall for us, as we saw it previously at friends' houses. For us, an alternative to placing the couch with its back to the room. The two passages are each 150 cm wide. However, the fireplace is not located in this area.
