Hello everyone.

Our planning is progressing and we have put together a floor plan. This was a first quick draft for the offer phase.

What do you think of it, or what would you change/improve?

We would really appreciate a bit of constructive criticism.

Let's compile everything.

And then explain what you especially like about the floor plan. A north arrow would also be good. Site plan, etc.

I have also often read Golfi... with that you should know our questionnaire: please fill it out, because I don't see any room here for your 4 children and the grandma ;)
And please attach the site plan.

So even without further information, quite a bit can already be uncovered here.

The living room has only a depth of about 3.7m with a length of 9m. That is a disproportionately long tube. Unfortunately, developers always try to create enough space by drawing unrealistically small furniture. The drawn couch is a four-seater and would therefore have to be at least 4 meters wide. That would be almost half the length of the room. Just look at what the couch actually takes up... So my first recommendation: cut out furniture to scale and place it on the plan. You will be surprised how tight it becomes.

In my opinion, the living room needs at least a depth of 4.5m with the given length.

On the upper floor, the access to the dressing room from the hallway is a bit strange. Why not directly from the bedroom?

You are absolutely right. But you can’t turn a small house into a villa. My quick suggestion: the kitchen and dressing room are much too big and disproportionate to be efficient. Shorten the kitchen on the outer wall at the bottom of the plan, put the guest toilet and cloakroom there. Move the middle wall of the house towards the bottom of the plan so the living area gets more space. Upstairs you can just experiment a bit or see how it works out. As I said: this is just a quick suggestion.

I also notice that the kitchen island is very far away from the rest of the kitchen, so you have to keep walking back and forth. To get to the sofa, there is only a small passage, where the dresser/wardrobe is also in the way.
