Thank you, the disability pension is only accounted for at 34 percent of the total income. Does that mean the income limit is based on the total amount of income from the tax return?

Hello everyone,

I am planning to purchase a property and would like to use the Hessen loan from WI-Bank for this purpose. A financing confirmation from my bank is already available, and the reservation contract has also been signed. The purchase contract is expected to be signed next week. I have learned from the housing promotion office that the purchase contract may only be signed once an approval from WI-Bank is available – or alternatively if it contains a withdrawal clause, which the seller does not accept. Therefore, my questions are:
    [*]Is it possible to apply for the Hessen loan even if the purchase contract has already been signed? [*]Is the purchase contract absolutely necessary, or is a purchase price confirmation sufficient for the application?

Hello MAK,

unfortunately, it is not possible to apply for the Hessen loan after signing the purchase contract.
Take a look on the WI Bank's website under Hessendarlehen in the Downloads section. Here you will find the form for a preliminary approval of the funding as well as the form for the regular application. It also explicitly states which documents need to be submitted (spoiler: it’s a lot…).

Can you try to postpone the notary appointment? Our housing promotion office said at the time that the approval of the application would take about 4-5 weeks… unfortunately, our seller did not want to wait that long back then, which is why it didn’t work out.

Exclusion of funding in case of premature conclusion of the purchase contract The notarized purchase contract must not have been concluded before the approval of the funding loan, unless the purchase contract contains a right of withdrawal in favor of the purchaser in the event of rejection of the funding application. In justified exceptional cases, we can approve a premature conclusion of the purchase contract upon application through the housing promotion office. For the application, a purchase price confirmation is sufficient; the notarized contract must also be sent to WiBank after notarization.
