Good morning everyone,

how does the payment work? Who confirms the construction phases after which payment is made?
How does the confirmation for KFW 40 work?
Do invoices need to be provided for the payment like with KFW?

We want to do a lot of the work ourselves, have many craftsmen in the family, so the majority consists of material invoices, no specialist contractor confirmation for the individual structures.
Is this a problem with WI?

The details about Hessengeld are now known. It applies retroactively from March 1. If I understand correctly, the real estate transfer tax is ultimately reimbursed up to the maximum amount.

They could have been more generous than just March 1st. We purchased the property at the end of December. The contract was signed after March 1st. The real estate transfer tax will 100% eventually also apply to the house, yet probably December 23 will be assumed for the Hessengeld. That makes you happy twice. Also that they want to pay it out over 10 years and not all at once... but you have to pay the real estate transfer tax upfront...

Hello everyone,

we are also interested in the WIBank financing. On the phone, we were told that only projects with a total amount of up to €800,000 are funded at all, including own work on outdoor facilities and hourly wages of friends. Has anyone had experience with this or whether there is a buffer zone if it is €20-30k more and whether the incidental costs are also included?

Has anyone had concrete experience with the topic of Hessen loans and total costs of max. 800,000 euros?
Can certain aspects be disregarded here? For example, the land, additional costs, or similar?
If you want to build a single-family house in the Rhein-Main region, the 400m² plot often already costs 400,000 € including additional costs. How is it supposed to stay within 800,000 euros? In Wetterau, in the Taunus, or in North Hesse, this is certainly not an issue. Does this implicitly exclude single-family house building projects from Rhein-Main?

Here are the income limits:
















1-person household

27,561 euros / year

(= gross approx. 40,573 euros / year)

2-person household

46,353 euros / year

(= gross approx. 67,419 euros / year)


+1190 euros gross per child.

I don’t know how you want to finance an 800,000 € project with that. And yes, that completely excludes certain groups of people and areas. But I think this promotional loan is not intended for everyone either.
