You are right, Stommel Haus builds solid wood houses. This does not necessarily mean that the wall is made entirely of solid wood. It means that only solid wood is used. The installation layer is behind a log cabin layer and 6 cm thick - pipes and cables fit perfectly through it - even later. The wall structure can be viewed on the website.

I just watched it. In my opinion, that is wood stud construction. At least they have the installation level. It is more likely to be found in the high-price range. It's not fun to pull cables through the insulation. However, Stommel Haus does not install a vapor barrier, which would be destroyed when pulling cables afterwards.

What is the kraft paper that Stommel Haus installs?

I can understand that Stommel Haus doesn't just whip up an individual offer out of thin air. The homepage doesn't look like a cookie-cutter. There is much more work behind the offer than pricing sample house XY with modification Z.

At Thoma, I learned that this kraft paper is basically just regular baking paper and is only installed for bureaucratic reasons. It has no use. Some nonsensical regulation requires it; otherwise, the wall doesn’t get approval... it’s probably the same with Stommel Haus.

But yes, that’s exactly what they do. The salespeople have a program (Vi Plan) and design your dream house there, and the software spits out a fixed price based on (secret) calculations. Then, just like with other prefab house providers, you can still make changes during the detailed planning phase and factor in DIY work. I wouldn’t call it expensive, but quality-wise they are probably higher up. It always depends on who you compare it with and also what you get for your money. If we really wanted to, we could skip the installation level and save roughly 8...9k€ with our ideas for a house. You can pull quite a few cables with that.

To really be able to compare, you would basically have to only plan the building envelope and then look at the costs.

We had had all variants of the calculation in the early stage.

You can only compare the offers with great difficulty. Behind each offer is the [Bauleistungsbeschreibung]. It is different for each one. Our experience has only shown that the "expensive" ones did not necessarily have the most expensive price for us. Muster sampling costs, demustering doesn't bring much. Many costs were included in the "expensive" ones, for which others had the word "bauseits."

In the end, we did not decide based on the number on the offer. The price was not out of the range, that was enough for us. Transparency, flexibility, the feeling of being taken seriously, a site manager who was already involved in the offer phase, no flat sales pitches, the approach to the project, the overall concept were decisive.
