Thank you! With number 43, I fear (at some point) high local fees (because there is so much road at the property boundary). That would also be another argument in favor of 41!

Didn’t they want to abolish that? As far as I know, many cities and municipalities have already waived it because the matter is very controversial and constantly ends up at the Federal Constitutional Court.

I looked it up: the purple lines I asked about are not contour lines (but rather property boundaries of the fields that are still there). The slope here runs practically only in an east-west direction, rising from 241 m (west edge of No. 43) to 246 m (east edge of No. 40). Assuming uniformity, about one thirty within the plot width of each parcel. No. 40 is still in construction phase 1, Nos. 41 to 43 are already in construction phase 2 (I have not checked what changes occurred in between), and for No. 43 and No. 40 carports or garages are possible outside the building window of the main buildings (each up to the valley-side property boundary, near the street). The building window is 16 m deep. Opposite No. 42, a road ends, which presumably only leads into the field for about ten to fifteen years — after that, a road to K50 will run at Sonnenhof. The municipality is exemplary regarding elevation reference.


I don’t know about that yet, and I would be surprised. Possibly it concerns municipalities that do not sufficiently tier the roads (regarding federal highways down to local roads).

I see nothing against the preference for No. 41.

By the way: "With ancillary buildings, garage driveways, garden sheds, and similar, this value of 0.3 is likely to be exceeded," the developer of the development plan is quoted in the Rhein-Zeitung - that is, the garage and its driveway can still be added to the floor area ratio. You can definitely put something rather impressive there.

And now it is official. By the way, there are no longer 2 phases of development, but all in one, since the demand was greater than the municipality had initially thought. Of 50 building plots, 19 had already been sold and 6 reserved by December 2018. So we can now put a checkmark under "1. Search for a building plot" :-)
