Why is the garage on the 43 NOT well possible in the north?

Of course it is: But because of that, the "disadvantage" of the rounded building envelope in the NE of the 40 is also "gone". Due to the garage in the north, the building has to be further south. I am really undecided. With the 43, the garden is completely visible - on the other side, it is always only residents (dead-end street). You can certainly build on both properties.

I think the house will be easier to position on the 43. The building envelope of the 40 is quite strongly "rounded". The house can open better to the south/west on the 43. Something can be done about views.

I would take the 43, even though the 50 sqm more area of the 40 is of course not to be underestimated. You save a few thousand there and can directly treat yourself to tall hedge plants.

I see it the same way: If you were to sketch with real measurements, the house on number 40 wouldn’t get very far east. That would be more likely on number 43. Visibility is controlled with those green things that play a big and important role in every garden area, both towards the neighbor as well as the street ;)

I thank you for the inputs. Unfortunately, only 1 meter high fences and bushes are allowed. But that applies to everyone. After checking the house orientation, we are also leaning towards 43. The question is whether the house should be oriented to the south or rather to the west. Our current house is oriented to the south: we actually like that.

You see: almost nothing. Streets, building plots, area sizes. But contour lines are missing, for example. What do the purple lines mean? And, as so often: the bad practice of zooming in on the individual plot without showing the surroundings (or even specifications from the development plan). Well, for plots in the same row it will probably be the same building field and the same usage template. But depending on the relevance of the reference height (e.g. street height of the level longitudinal or sloping cross street), painful differences can still lurk there.
