When should one go to the house planner to compare offers?

Hello! We will build in about 1.5-2 years. However, we already want to look around/listen at the potential FH providers to see what is possible and what costs we can expect (we are already aware that today’s prices are not the same as tomorrow’s ;-)) When did you approximately start going to the individual providers?

Do you already have a plot of land? If yes, then right now. I dare to predict that if you make first contact now, the first handshake on your property will take place at the earliest in 1 year (I would even say, only in 1.5 years).

We have reserved a plot of land from the municipality that is yet to be developed. So the plot is not yet in our possession. We already have the partial development plan.

Therefore, I would first like to know some basic things and a rough calculation so that one can already filter for themselves who ultimately qualifies.

The question is whether it is not too early if one does not yet have the land.
On the other hand, one already knows what is actually possible.

Why specifically with prefab house providers? - what is possible varies more between the plots of land and the development plans than the construction providers (including across all types of construction). The term is already vague in DE and associated with very different understandings; in another thread I also read that you want to build in Carinthia/AT. So what is meant here: a draft development plan?

Do you want an individual construction method or to use the program of the FH providers? If individual, then I would first go to the architect, create a floor plan, and take the floor plan to the construction companies.

The development plan basically states how one is allowed to build. Which regulations must be followed, etc. If you don't yet have the exact measurements of the property, it is of course difficult.

We have already had catalogs sent to us. I really like a house from Wolf. We have already visited a similar one as a show house. It is just too big for us. That's why I asked the Wolf consultant if the house can also be made smaller. He replied that yes, that is possible, we should just come by for a discussion.

I just wonder whether it already makes sense now, or if one should wait until one has the land.

On the other hand, I think that way you already know roughly whether it is feasible and what the price looks like.
