I have also set up a forwarding order with the post office. Additionally, wherever your old address is recorded, inform them of the new address.

Be careful with this: everywhere regional, smaller postal providers are involved. In Lower Saxony, for example Citipost or something like that. Forwarding orders do not apply there. Also inform friends/acquaintances about the new address, even abroad. You always forget someone. A friend of ours from France once sent something for a child’s birthday to the old address. An Amazon package, delivered by their own delivery service. They just leave the stuff somewhere on the property regardless of whose name is on the doorbell.

Property tax cannot actually be changed during the year, but you can record in the handover protocol, for example, that it must be reimbursed after the end of the year.

Waste disposal can be re-registered during the year.

I’m not sure about sewage. Our municipality didn’t do it; there was another updated bill for the year where the waste was removed, but sewage not yet.

Homeowners insurance is transferred seamlessly. At least that was our case so that the building is never without protection. The deadline is the change in the land register. Until then you pay; after the change, the new owners receive mail and have 4 weeks to either take over the policy or take out their own.

Electricity/water/gas were already mentioned.

In northern Germany we also had things like the Leda-Jümme Association, dike protection, and such stuff. They also don’t want anything from you during the year; it always goes to the owner at the beginning of the year, like the municipality. That’s what we were told anyway; I just had to transfer 20 euros and a few cents for our former house. With a purchase price beyond 500K, I honestly don’t care about these peanuts.

To all tipsters: Thank you very much for the hints.

The notary appointment was today, afterwards in the neighboring great ice cream parlor I first treated the buyer to an ice cream.

Chatted a bit about the next things coming up. Then briefly to the office and then went shopping, bought 2 bottles of red wine, cooked deliciously fresh and now I am writing the above text with a glass in me ;-)

Many things went smoothly since we were able to set a fixed date for the payment and handover. So I don’t have to pay anything at the beginning of 2023 and claim it back.

How glad I am when the "hut" is gone... therefore also the extremely rare "alcohol excess"

Well, then good night, Marie! … and congratulations… I celebrated when the time was over in which the buyer was still entitled (because deceptive?) to withdraw from the purchase… I believe that is after 5 years. You never know :)
