What is an ideal plot size?

So the property is listed as approximately 700 sqm and looks quite square, then about 26.5 m long and wide. I just called the responsible employee again, but he doesn’t really know right now, says it still has to be measured precisely. So if I wanted it bigger now, I could only change the width facing the street.

Please also don't forget when planning how close you want your new neighbors to be? With a size of 300-400sqm, it is inevitable that you will hear the neighbors through an open window like they are in the next room (to put it very bluntly). Nine years ago, for cost reasons, we decided on a 430sqm plot... next to the building there is only 3-5 meters distance to the neighbor's boundary... and our house is only 9x9.5m – so small... we also didn't manage to squeeze in a garage... because I would have to move the entire house further into the garden on the south side and nothing would be left... I would never build like that again and would recommend no one to do so.

Assuming... you want a garden shed later... no chance, otherwise it would have to stand directly on the terrace (with 3m distance to the boundary) or something else... there really is no more space... I think standard plots should be at least 600sqm... we now want a large one with about 1000sqm... because we simply want more space and freedom on our own land... and maintenance? Well, whoever doesn't love their garden shouldn't build either... for those people there are apartments.

That really depends on the layout. On our side, there is a distance of 9 to 16 meters between the buildings on the left and right, with the garages in between. To the south is the garden, and 30 meters further is the forest. Instead of a garden shed, there is a garage with a basement. So, even with 430 sqm, you can have plenty of space to develop yourself.

We had secured a building plot of around 1100 sqm, but I also want to indulge myself in the garden, and for 90,000 plus additional costs, the price was reasonable. The 600 sqm plots in the new development area did not convince us and would not have been much cheaper.

At these prices, it’s at least fun to buy a large plot. On average, we have between 400 and 600 sqm for a detached building – but it costs the same price as your plot.

You lucky ones, with us it’s twice as expensive again...
