Well, I have to completely agree with the poison mixer.
I am currently also in the pre-construction planning phase and, with 1500€/m² of living space, come to exactly 240,000€. I even assumed a bit more. As it looks, we will probably build with Allkauf Haus. (So far everything fits)
I have calculated the following costs:
Plot of land 83,100€ (170€/m² incl. development & sewage)
Prefabricated house 161m² 134,000€ incl. expansion packages, foundation slab, and surveys, etc.
Finished double garage approx. 7,200€
Construction ancillary costs approx. 25,000€
roughly 5,000€ more calculated for earthworks or similar
= 254,300€ minus my equity 40,000€ = 214,300€, rounded up to 215,000€ to be financed. Own labor not included now, counts more as an appraisal with the bank.
If you were to have the same house built in solid construction, you would easily be 100,000€ over that, if that’s enough.
And unfortunately, I have not yet seen a “turnkey solid house” for 95,000€. I have meanwhile received so many price lists for solid houses, prefabricated houses, kit houses, etc., and compared them for hours in part and can say that this price is rather unrealistic.
One should definitely calculate carefully what costs will come up. Of course, you can never do it 100% and it usually turns out differently than you think. (Hey, that even rhymes)
