What costs can we expect?

Well, I have to completely agree with the poison mixer.

I am currently also in the pre-construction planning phase and, with 1500€/m² of living space, come to exactly 240,000€. I even assumed a bit more. As it looks, we will probably build with Allkauf Haus. (So far everything fits)

I have calculated the following costs:

Plot of land 83,100€ (170€/m² incl. development & sewage)
Prefabricated house 161m² 134,000€ incl. expansion packages, foundation slab, and surveys, etc.
Finished double garage approx. 7,200€
Construction ancillary costs approx. 25,000€
roughly 5,000€ more calculated for earthworks or similar
= 254,300€ minus my equity 40,000€ = 214,300€, rounded up to 215,000€ to be financed. Own labor not included now, counts more as an appraisal with the bank.

If you were to have the same house built in solid construction, you would easily be 100,000€ over that, if that’s enough.

And unfortunately, I have not yet seen a “turnkey solid house” for 95,000€. I have meanwhile received so many price lists for solid houses, prefabricated houses, kit houses, etc., and compared them for hours in part and can say that this price is rather unrealistic.

One should definitely calculate carefully what costs will come up. Of course, you can never do it 100% and it usually turns out differently than you think. (Hey, that even rhymes)

I am happy to be convinced otherwise positively.

My girlfriend and I visited Allkauf Haus for the first time 3 weeks ago and had a consultation. The conversation lasted about 2 hours. We already really liked the aforementioned house type before. We had the price explained to us in more detail, what exactly is included in these expansion packages, etc. In addition, 2 months earlier, I was able to take a closer look at the quality of Allkauf Haus with two good acquaintances, as their houses were built 1 1/2 years ago.

Well, back to the price. I definitely wanted the foundation slab and the house from a single source. The nice consultant had an offer from last December for this house type, which included the foundation slab including surveying. He also said the large dormer is included in the price. Of course, that's a nice thing too. Now comes the funny part. This gentleman built exactly this house type for himself and his family about a year ago. This may sound very coincidental to some people, but it really was like that. Of course, I immediately invited myself over for coffee; I have to drive 130 km for that, but I’m happy to make the trip. We also immediately arranged a viewing appointment. Naturally, the advisors' houses serve as model houses; it’s just funny that it was exactly this house type.

The day before yesterday, I was at the nice consultant's place for the second time; additionally, a financial advisor from Ing-Diba was there, with whom I had all possibilities calculated. It turned out very well. Questions like Schufa entries, monthly income, profession, etc. are of course asked in detail. Naturally.

In any case, we agreed on 22.02.2011 to look at the house from outside and inside. I will of course gladly post my impressions here afterwards, if there is any interest.

The house costs roughly €118,000 + €10,000 foundation slab + €6,000 special requests for equipment, roughly calculated. Thus, the €134,000 is just for the house + foundation slab.

Hello Langis,

did you want to carry out all the owner’s work yourselves? Otherwise, in my opinion, the 25,000 additional costs will be a bit tight.

"...The interior construction work, such as heating/plumbing installations, electrical installations, installation of insulation, etc., must be carried out by the owner..."

"...Kitchen, wood stove and solar system will be delivered as material packages and must be installed by the owner....."

In addition, there are notary costs (approx. 2,500) for the land, house connection costs (which have nothing to do with development costs for the land; those alone can quickly amount to €10,000...),....

All interior work will be done by ourselves. I also have specialists in the family for these areas. The entire amount of own contributions is valued at €55,000. The €25,000 incidental costs are therefore realistic. Of course, always keep a buffer in reserve here as well.

Hello,

I can only agree with my predecessor....................
Last year we also tackled the new building project. I calculated and examined all possible variations for 2.5 years.
In the end, only three houses remained in the final selection (we had many offers).
After an effective comparison of the last remaining houses (all different providers), which also included shell construction houses (trained carpenter), the turnkey ones were far more affordable. Since we also wanted some kind of KFW house, the whole thing was too risky for me if at some point the BlowerDoor test is done and it turns out the insulation is not done professionally.
You always have to keep in mind with shell construction houses gas/electricity............. Even if you have good acquaintances who can do it, in the end a professional company has to sign off on it, and if you don’t have acquaintances who are professionals, it will be difficult to find someone who will do it. This is also about warranty matters.........................
For us, the turnkey house (including special requests) was ultimately €4500 more expensive than the shell construction house.
