so you can add 30,000,- for incidental construction costs and about 15,000,- for floor and wall coverings, each additional socket costs extra. If your plot is not properly conditioned, there will be additional costs. The outdoor facilities? Kitchen?

You add that up and suddenly you are also at 280,000-300,000,-

Hello everyone,
I find this thread quite interesting
The land costs differ significantly. Here, the price per square meter of building land is 300 euros.
I would be interested to know if the house construction costs also vary that much.
Are there people from the Stuttgart metropolitan area here who could also say something about the total costs of their house?

Boy oh boy oh boy you guys have some crazy numbers

So here are my numbers

10000 euros: Notary, surveying; soil sample, taxes.

4000 euros house connections (without gas)

120000 the house 113 sqm living space on 2 floors
without basement but 30 sqm attic expandable
Kfw 70 with thermal slab
triple glazing
140 exterior insulation
air heat pump
turnkey

15500 carport, paving, terrace, garden, tiles, paint

30500 for the plot 1100 sqm <-- bargain :P

180000 euros

Ok ok now probably 90% are saying that’s no wonder with almost 30000 plot price

We have really compared several offers by now. Sometimes this was missing, sometimes that. But one thing was the same in all of them. Until you move in, you can expect around €1,300 - €1,500/m² of living space. On top of that comes all the bureaucratic stuff.

Furthermore, some details are missing to truly compare the prices:
What type of heating?
Roller shutters (possibly electric?)
Is a significant amount of flooring already installed by the builder (for turnkey), or do you have to do everything yourself? Depending on the quality, you can easily add another €25-30/m² just for materials.

The two bathrooms are included (tile walls + floor)

Heating is from: Vaillant air-water heat pump geoTHERM VWL 62/3 S

Roller shutters with plastic slats (I have already had the wiring installed, I am retrofitting the motors myself)
