I also find it shocking when two completely different assets are put into one Excel sheet and returns are calculated.

One thing is certain: if you have financing with a fixed interest rate for 15-20 years, you will never again have a landlord to be annoyed at for raising the rent.

The only thing where I, as a "Bänger," warn you is: don’t make yourself a hostage to the bank. In other words, don’t go crazy and take on these 500/600/700/800 financing deals with good incomes that suffocate you.

Better smaller but finer and still able to live.

Buying is always better than renting. However, you should only ever compare the same property when deciding between buying or renting. That is why some financial experts (Dirk Müller) and so on say that renting is always good because an apartment for rent is compared with a house. But that is not allowed.
