So I see it like the majority here as well. Without putting in significant personal effort, you probably won’t get below 450k. How does it look income-wise if the woman goes back to work? Maybe you can also just buy the land first without starting construction immediately.

Generally speaking: Honestly, I think it’s crazy that you’re being told just under 400k is feasible given your circumstances. I mean, we’re talking about 4k net for a family of four including all possible transfer payments. I personally roughly calculate 1.5k income per 100k loan. For most here certainly unimaginable, for me/us it’s the magic limit below which we wouldn’t have to restrict ourselves otherwise and still get the place paid off within a reasonably adequate timeframe. As long as the ratio doesn’t fit, there will be no building/buying, as simple as that. You should determine this ratio individually for yourselves beforehand, so you don’t later wonder why there’s suddenly no money left for anything else.

Hmm... I read an income of 2900. If it should be 4000, then more equity would have to be available,
