Bank advisors have their preset numbers... 4 people + 2 cars = There isn’t much left over that you have mathematically.

PS: Cars paid off? How old / when are new ones necessary? 2 cars and €50/month tax + insurance? I pay that much for one.

Also think about sports clubs/music school for the children later on. It’s all pretty tight with one salary.

Don't see that as realistic. There is a lack of equity, that would be 100% financing. The income is also not good, which is probably due to the young age.

The expense side does not indicate a very frugal lifestyle either.

House costs 140m2 with carport about 300,000 plus building plot and incidental costs you are at 450,000 euros.

I'll be the car pessimist again I would definitely include a flat rate. Even if nothing major has broken down lately, sooner or later a bigger repair will come. Or two, or three... For example, we set aside €100/month/car for the workshop etc. If anything is left over, it goes to the savings for new cars (also €100/month/car)

No, it’s not that bad here. Sure, a lot will be commented on – I will do that too in a moment – but as long as you don’t dismiss all concerns, it will go smoothly. I mean, you already noticed that it could get tight, hence the questions here in the forum. Stay calm.

I have to ask a standard question: How much equity do you really have in total? Only the mentioned €25,000 or do you have more but want to contribute only €25,000? That is an important difference because every builder needs a five-figure cushion for unforeseen expenses. It will ALWAYS(!) get expensive.

Then you forgot how high your current savings rate is. Currently you have €800 warm rent. With a house you will have a monthly burden of maybe €1300 (the mentioned €1100 probably won’t be enough) + heating and other additional costs of at least €300. That’s €1600. Do you have this €800 difference unconditionally left over, without having to spend it on vacation, new cars, or anything else?

I agree with the questions of the others and add another one: When does your wife intend to work again and how much will she earn then?

1100€ with 4000 works, we do that too. More importantly, I see that you will have more repayment because you probably won't get a house for a family with 3 planned children for that money. What size do you have in mind?
