Our entire settlement is built like that. Almost all houses have around 120m2, 2 children's rooms, 1 parents' bedroom. Everything fits quite well. Nobody complains that anything doesn't work. Don't worry about the size of the house, it will work out (with good planning).

Removing items with the general contractor is nonsense anyway when there are more than two trades involved, I forgot to mention that earlier. These trades are already marked in the tender as ones that should not belong to this overall package if there is a general contractor bidder. Oh, you didn’t mean the connection itself, but just the combined socket and the coaxial cable from the utility room to the living room. Removing that from the standard will be more expensive than leaving it unnecessarily in the 08/15 schematic.

Have GU explain the difference in the windows they offer you. Some manufacturers already install a class called "increased security requirements" from the factory. This is then approximately RC2N – e.g., a higher number of mushroom head locks.
The surcharge for RC2N on the ground floor should not exceed €350. Without the N, it naturally becomes significantly more expensive because safety glass is installed.
Just from police security statistics: only a single-digit percentage of all break-in attempts happen by smashing a window. That is too loud and conspicuous. Usually, there is a brief attempt to pry it open.


Similar for us (at the last house). During the construction phase, about half a dozen break-ins and thefts occurred in the nearby neighborhood. After we moved in, 3 times at our own place (1x entry into the garden and stole a gas grill / 1x entry into the garden and stole a garden bench + fire bowl / 1x entry into the garden and the garden shed – only portable items were taken there; similar in the neighborhood. Not a single attempt to enter the house itself).

I wouldn't ask the GU, because he has already proven his ignorance by saying that RC2N is almost the same as RC1 and is therefore nonsense.

Increased security is a marketing slogan. With RC2, depending on the window size, there are 9 to 15 mushroom cams. With "increased security," it would have been around 4 or 5.

And even if it’s only 9% of all burglaries. If you are unlucky and the gang of robbers is roaming your area, your place will still be empty when you come home.
The probability is also low that I will get into a serious car accident, and yet I have insurance and have checked off all the security options possible.

(1) Had plastic in the first house and aluminum in the new one. I find aluminum slightly nicer, but according to BU also more prone to damage. Didn’t have any complaints about plastic either.

(2) We treated ourselves to venetian blinds on the main window in the living room, but we are also not in the north. I was there once and know how windy it is there. Back then we didn’t have venetian blinds either. But the sandbox would also fly through the air more often, so... understandable.

(4) top. Had central ventilation in both houses. Costs money, costs quite a bit of electricity – but I would never want to miss it again.

(6) we don’t have it, but it can make sense. Definitely recommendable with kids / "Baby Shark" risk.

(8) top. Had wood in the first house, in the new house we have a closed concrete staircase with wood on top. In addition to the advantages you mentioned, the concrete staircase doesn’t creak when walking.

(10) We reluctantly went with the lift-and-slide system (because of the price). Found the other one somehow too flimsy, and you can lock yourself out with it. I have a talent for that kind of thing. Although we still have about 20 other doors around the house, one of which is surely open when we’re sitting outside. :D

(11) Get offers beforehand to estimate if it really comes cheaper. It wasn’t always the case for us.

(13) Electrical and home automation
Decision: Still quite open
Reason: Would like to do something but the solutions quickly get too expensive

(14) We did it, also considering resale value, and because it was included in the contract. We use the dish occasionally for public transport / media library.

(15) If you also have the washing machine there, another plus. Doesn’t cost the world. We only had the connection installed and built a provisional kitchenette there. Very useful, we use the sink daily.

(16) To it! Definitely useful. We had it in both houses and really use it very frequently.

Regarding point 1) since some have now voted for aluminum, I wanted to mention again that I would not choose it again. Our aluminum roller shutters are annoyingly loud.
