Upcoming land purchase - questions about the development plan

Hello everyone,

as can be seen from the title of the created thread, there is the possibility to purchase a building plot (private purchase, i.e. not through the municipality) in a newly designated building area. So far, so good.

I have received the development plan from the municipality, but unfortunately I do not quite understand it or I have some questions.

The following points are not clearly identifiable for me:

Point 1: (see excerpt marked red or outlined in image bbp_1)
Private green area for the greening of the town edge. The areas are to be planted and permanently maintained with native
[B]trees (see planting list) or shrubs. Coniferous and ornamental plants are not permitted. Structures such as outbuildings, garages and carports as well as parking spaces are not permitted.[/B]

This would concern the back of the house in our building project (semi-detached house), i.e. the border of the garden to the adjacent farmland.
Do I only have to plant a hedge at the red outlined spot or can a fence be erected on the "outer border" and then about 0.5 m inside this hedge?
Or do I not have to plant a hedge if I build a chain-link fence?
Somehow I lack the purpose of planting a hedge next to a field, especially since this will definitely not become building land for the next decades!

Point 2: (see excerpt marked red or outlined in image bbp_2)
Fences along the street are only permitted up to a height of 1.0 m.

If I build a fence here with a height of 1 m, can I then plant a hedge or gabion pillars with e.g. cypresses inside the property (about 0.5 m distance from the fence) which exceed the specified fence height (1 m)? So practically 1.8 - 2.0 m?

Point 3:
Maximum permitted roof pitch (less than 36°) in degrees. Dormers are only permitted as subordinate roof structures according to Art. 6 para. 8 no. 3.

What is a subordinate roof structure? Unfortunately, I have no idea what that means!?!?!

I already thank you in advance for any possible answers to my questions.

So for 1, you definitely have to plant with plants from the plant list there. How it is with a fence is not mentioned there, but it is generally allowed, BUT only with the appropriate planting. Structural outbuildings are not allowed, however.

For 2, you have to look up and inform yourself about which height you are allowed to reach at which distance. However, I suspect that 0.5m is not enough to then achieve 1.8-2m.

For 3, I cannot really contribute anything exact, so I prefer to refrain. As far as I remember, it has to do with the size of the dormer, which is only considered subordinate up to a certain proportion of the house width. The state building code will provide more precise details.

Thank you for your response. I have a few additions :)

Regarding 1:
A small tool shed (approx. 2m x 2m) is possible, right? It’s not an outbuilding in the traditional sense...

Regarding 2:
There is simply nothing stated in the development plan, hence the question. But basically, the design within the property is relatively free, right?
....or am I being too optimistic? I haven’t found any regulations for planting, etc.!
I am aware that I cannot pave everything. But that’s what the floor space index is for, right?
But planting a hedge within the enclosure should be possible?
....as long as this hedge/planting doesn’t exceed a height of 2m?!?!

I would almost suspect that you are only allowed to plant the rear 3 meters. At most, a fence might be possible, as that sounds most plausible to me. So these 3 meters are to be used purely as a green strip and no structural measures are allowed, probably not even a shed.

You need to inquire about the specific requirements that apply to 2, or such things may simply be regulated in the respective state building code.

I don’t even see a lawnmower shed in the planting requirement strip. A hedge there is not meant as a visual screen for you, but rather in terms of flora and fauna, so it is especially useful for a field that will not be developed for a very long time. Could it be that you only know the property from the plan drawing? In my opinion, you are asking questions about peanuts here, but not about essentials: 1. I see dotted lines west of your property and east of the eastern neighbor – what other conditions apply to both of you?; 2. I see a 2 m height difference in your building window – whether it is a slope or a decline, I cannot tell; I see building representations that indicate that semi-detached houses are desired here – do you want one of those? (then enter 11ant and semi-detached house or semi-detached in the search here, as well as with cellar / without cellar, I have already written quite a bit about the special features of semi-detached house construction).

Ceterum censeo, @ all: People, please finally stop zooming in on just your properties in the development plans, that way you only notice whole shiploads of highly relevant connections by accident or not at all!
